Based on each asset managers criteria, we make certain that timelines for monthly marketing reports, updated BPO's, and so on are customized for you. CLIENT DISCLOSURE: East Coast REO is a wholly owned affiliate of REO Services Inc. Affiliated companies perform REO brokerage, field services, and the like for multiple clients. In many instances, this results in services provided by multiple affiliates to the same end client.

We provide complete REO services from beginning to end, personalized to your particular needs.
Occupancy Checks - Besides initial occupancy checks, all occupied properties are placed on weekly occupancy verifications and property condition checks.
Cash For Keys - Cash for keys means more than a letter. All occupied properties are consistently visited, in person, to try to reach voluntary vacancy. This includes physical contact attempts, door hangers, registered letter mailings and even skip-search checks to find alternate phone numbers and other points of contact.
Eviction Coordination - If needed, we can recommend a qualified eviction attorney and provide a professional vendor for all needed eviction services.
Property Preservation - All vendors used by East Coast REO are required to be constantly up-to-date on present FHA, VA and HUD standards for property preservation. Our vendors are insured and are familiar with all aspects of REO preservation, from basic rekeying and winterization to complete rehab projects. This enables our clients to secure the best resale value for their properties in the present market conditions.
All vendors also are required to provide photo documentation of any services performed, before and after. This serves both to protect clients from unwarranted litigation and allows you to check the services on every trashout, lawncare, winterization, or rekey you order, at any time.
All preservation services are also randomly inspected by third party inspectors to assure consistent, quality work.
For clients with contracted national field services, we provide independent inspection and a close working relationship with your contractor from beginning to end.
BPO's - Driveby or interior, whether for REO valuation, PMI inspection, routine value updates or other needs. Professional, on time BPOs completed with accuracy.
Loss Mitigation - Experienced in deed in lieu assistance and loss mitigation. Call us to learn more or to speak with our sister loss mitigation company (coming soon).
Closings - Dedicated staff maintains constant contact with buyer agents, lenders, and closing attorneys to provide our clients with timely closings and prevent surprise "fall-throughs". Contract contingency dates for inspections, financing and so on are rigorously checked to make certain your closing doesn't get "lost in the shuffle".
Offer Negotiation - At East Coast REO, working offers consists of more than forwarding paperwork to our clients. Before an offer makes it to an asset manager's inbox, we have interviewed the lender to be certain that the buyer has been thoroughly qualified, including credit verification, income verification and confirmation that the lender is aware of the subject property's overall condition. In addition, buyer agent's are given paperwork outlining what to expect in REO listings and what will be expected from them. By going the extra mile in the beginning of the offer process, we limit later offer failures due to improper paperwork, uncertain buyers and unsteady lenders.
Recurring Reports - Why should you have to chase down monthly reports from your agent? All assets are set on recurring marketing reports according to individual client guidelines. Our un-ending motto is "early is on-time, on-time is late, and late is not allowed".
Listings - All properties are listed in a centralized showing service, with agents able to reach professional appointment center staff at any time to schedule showings. In addition, all showing agents are requested to provide feedback from each showing logged, allowing us to better advise our clients on pricing, interest, and market conditions regarding their listings. No other area agency has the support, staff, and experience to gain your properties the exposure and buyer interest that we do.
Auctions - We realize REO auctions have gained popularity and interest from our clients. We have extensive experience working with all major national REO auction companies (Hudson & Marshall, Williams & Williams, RealtyBid, etc) and have had great success in making sure client-sponsored auctions receive interest, attendance and bids.
